Other Areas Epoxy Flooring Is A Good Idea
You seen them before. Maybe at your friend, co-worker, or family members house. In the garage, the basement, or utility room. At the repair shop, grocery or hardware store. They are everywhere but did you know that some areas are a good idea for epoxy flooring and others are not. What makes it ideal for epoxy and what parts make it not a good idea.
With epoxy being so resilient there is not much it cannot withstand. We start our inspection with a moisture test. This test will tell us the amount of moisture wicking through the concrete. Too much moisture in between the layers of concrete and epoxy coating will cause the floor to start peeling. The water will evaporate and with nowhere to evaporate to it will create a bubble under the epoxy. When the bubble is popped by walking or dragging things across the floor the peeling will begin. Strong chemicals like a factory that makes batteries still needs a floor but only specialized coatings will withstand those harsh chemicals and the daily abuse. Controlling dust and dirt is a great reason for installing an epoxy coating.
Common areas other than the garage for epoxy is the basement, utility rooms, pool house, laundry rooms, entries, and other areas all are a good idea for epoxy. Most of these areas have low moisture and high traffic. Great candidates for epoxy.
Some damp cellars and basements create too much moisture for epoxy to last a long time. If standing puddles of water magically appear on your concrete floor then you have a moisture issue. Also, some chemicals would not be ideal for 100% solid epoxy flooring. We would like clean, dry, concrete for a great durable floor. The best example of this is the garage floor. They are usually well above the water level of your property and don’t have issues with moisture. Basements are below the water line and if not sealed or installed incorrect (not enough gravel base underneath) then water can seep its way up through the floor.
"Damp basements and crawl spaces are a good idea for other areas that need epoxy only if special techniques are used."
So not all areas are the best for epoxy floor coatings. There is some other areas epoxy flooring is a good idea and some where it is not; at least without special procedures first.
